Loans & Personal Finance
Work out the cost of borrowing, and how much overpaying could save you.
This is the site's largest group: borrowing and property costs, from mortgage affordability stress tests and stamp duty to student loans, rent affordability and equity release. Each calculator is built around one specific decision rather than a generic loan formula. If you are weighing whether to overpay a debt, start with the loan overpayment calculator.

Open calculatorWhere to start, by what you are doing
This is the broadest category on the site, so it helps to pick by situation rather than by tool.
Buying a home. The stamp duty calculator covers SDLT in England and Northern Ireland, LTT in Wales and LBTT in Scotland, since which tax you pay depends on where the property is. The Land Registry fees calculator gives the registration fee on top, and the shared ownership calculator covers part-buy, part-rent purchases.
Renting. The rent affordability calculator applies the 30% rule to your take-home pay rather than your gross salary, which is a more realistic test of what you can actually afford.
Borrowing and repaying. The loan overpayment calculator shows the interest saved and the new payoff date when you overpay a loan or mortgage, and the student loan repayment calculator covers the plan thresholds and 9% repayment rate.
Letting property. The buy-to-let mortgage calculator covers the lender stress test and rental yield, the rental income tax calculator covers Income Tax on the profit, and the self build mortgage calculator covers staged borrowing for a build.
The equity release calculator sits slightly apart: equity release is an FCA-regulated product and UK law requires regulated advice before you proceed, so the figures there are illustrative ranges only.
